Probate in Mohave Valley and Mohave County

If the person who died lived in Mohave Valley, the probate case will generally be handled through the Superior Court in Mohave County. Mohave County Probate Forms

Probate belongs within Arizona’s Superior Court system. A nearby Justice or Municipal Court is not automatically the correct court simply because it is geographically closer.

Property Records Can Matter During Probate

A probate estate may involve a house, land, liens, mortgages, beneficiary deeds, affidavits, or other recorded documents. The Mohave County Recorder maintains the county’s official real-property records, including deeds, mortgages, liens, releases, affidavits, maps, and other recorded documents.

Those records can be useful when determining:

  • how real property was titled;
  • whether a deed or other transfer document was recorded;
  • whether liens appear in the public record;
  • what documents may need to be obtained before property is transferred or sold.

The Recorder can provide records and copies, but its office specifically notes that questions about changing ownership or completing documents may require an attorney, title company, or paralegal.

Identifying Estate Property

One of the first jobs in probate is determining what actually belongs to the estate.

Property held only in the deceased person’s name may require probate administration, while assets with survivorship rights, beneficiary designations, trust ownership or other transfer mechanisms may pass outside probate.

For real property, county Assessor and Recorder records can help identify parcels and recorded ownership documents. Mohave County also provides an online Assessor parcel-search resource.

Personal Representative Training

Most non-licensed personal representatives must complete Arizona Supreme Court-approved fiduciary training before Letters can be issued. The training includes both the general non-licensed fiduciary overview and a separate Personal Representatives Training Module.

How do I determine whether a house or land belongs to the probate estate?

Start with the property’s title and recorded documents. Deeds, liens, affidavits, and other property records maintained by the Mohave County Recorder can help establish how the property was held, but the legal effect of those documents may require further analysis.

Rich and his team in Lake Havasu City are by far the best legal team I have ever worked with. I reached out to several law firms in big cities before finding Rahnema Law and no one wanted to spend the time to explain anything unless I paid them first. Rich personally called me back after my initial inquiry, listened to my concerns and quickly arranged an appointment. He walked me step by step through the probate process, explaining every form and requirement and never made me feel like a burden when I had more questions. Even when I was out of the country he continued to respond promptly to my emails and kept me informed. He provided letters, forms and instructions tailored to my situation and was always kind, professional and supportive. I highly recommend Rahnema Law to anyone going through probate; Rich took away the stress and uncertainty and gave me peace of mind.

Rich is beyond fantastic!! He bent over backwards to make time to see me on very short notice. I was in Arizona for an appointment with another attorney only to be told he was retiring. I live in Indiana and had made a three day drive for this! I was given Rich’s name and gave him a call. I was told the first appointment would be over a month away. I explained my situation and he was so kind, gracious and thoughtful that he made special arrangements to get me in and see him before I had to get back home. I was never so grateful, appreciative and relieved in my life. He was so considerate and kind; I never expected that from an attorney. He didn’t treat me like a faceless body; I was a person that needed help and he was there to give it. He made me feel so safe in his care. He has been exceptionally patient dealing with the issues that have plagued our probate process. I can’t give more than five stars, but if I could, I’d give him 100. I can’t encourage you enough to seek out his services if you need them!

I highly recommend Richard Rahnema's services. I am a Canadian citizen who needed to complete the probate process for my American parent. This would have been impossible without Richard's guidance and dedication to my file. Richard is a hard working, supportive and effective attorney. He's easy to talk with and his fees are reasonable. I am a very satisfied client and I would definitely hire him again in the future.

A friend referred me to Rahnema Law to handle my probate situation. The probate process was clearly defined on roles and responsibilities and timeline. I could not be happier with the outcome and how professional Richard was in the entire process. Richard also handled another separate situation during that time acting as my attorney in an embezzlement case. I was blown away again by the professionalism and the eventual positive outcome. He could have charged me double of what he did charge for his services and it would have been fair with me. I highly recommend Richard Rahnema for more than just probate.
